Updated October 2026.
In BC cities, rats on private property are generally the property owner’s responsibility. Renters should report rats to their landlord in writing, strata owners should report problems in common areas to the strata council or property manager, and rats on public land or in sewers can be reported to the city.
Homeowners
If you own the house, you’re responsible for rats on your property. The City of Vancouver, for example, says property owners are responsible for dealing with rats and mice on private property. Start with food (bins, compost, bird seed, pet food), shelter (clutter, ivy, wood piles) and entry points, then trap along the routes rats use.
Renters
- Tell your landlord in writing, with the date and what you’ve seen (droppings, noises, chewed items).
- BC landlords must keep rentals in a state that meets health and safety standards; pest problems usually fall under that.
- If it isn’t handled, the BC Residential Tenancy Branch has information on repairs and dispute resolution.
Strata owners
Inside your unit, you usually handle it, depending on your strata’s bylaws. In common property (parkades, storage rooms, garbage rooms, landscaping), the strata corporation is usually responsible. Report it to the strata council or property manager.
Businesses
Restaurants and food businesses must keep premises free of pests under health regulations, and inspectors check for signs of rodents. A regular monitoring program with logged traps helps.
The city
Cities handle rats on public property and in sewers. In Vancouver, Burnaby and Surrey, check your city’s website or call its service line to report rats on public land. Cities generally don’t treat private property.
Safety: keep every trap out of reach of children, pets and non-target animals, check traps at least daily, and follow the instructions in the box.
